Septic Tanks and Underground Storage Tanks
THINK ABOUT YOUR TANKS
There are 2 things at your home that could have a devastating financial effect on your biggest investment if ignored:  Underground Storage Tanks and Septic Tanks.

Septic tanks. You should have your septic tank pumped out by a licensed septic hauler every 2 to 3 years. If you don't, it could cause the leaching fields to become clogged and fail.  That can cost tens of thousands of dollars to fix when a pump out is a few hundred dollars.

Heating Oil USTs – If you have an underground heating oil storage tank and forgot about it, think again. You should find out how old the tank is. If you don't know and believe it is old, or if it is over 20 to 25 years old, then do yourself a big favor and remove the tank. Leaking tanks and/or piping can have a serious impact on your property value. Plus, remediation is very expensive and disruptive. Hire a licensed contractor that has experience with UST removals. Do not hire any guy with an excavator. The
most important thing to know about UST removal is to DOCUMENT that the tank was removed and did not leak.  This paperwork will be critical if you try to sell your home.  Hire a contractor that knows how to sample the tank grave, can provide you a certification report, and takes pictures.  

Many towns have banned replacing USTs. We have not taken that step in Roxbury because there is nothing wrong with an underground storage tank (UST), other than they are out of sight and out of mind. Many people replace USTs
ith an above-ground tank in the basement. We didn't have room in our basement, so I replaced our UST with a new, coated UST that has a 30 year warrantee and a monitoring device to keep an eye out for leakage. Check with the building department because permits will be required. If the tank did leak, then you have to report the "spill" to the Connecticut Department of Environmental Protection. Any good tank contractor knows the spill reporting procedures, which, if ignored, can carry a serious fine. At that point, you should retain an environmental professional to ensure the remediation job is done correctly and fully documented.  Again, every bank asks "where's the UST" before approving a mortgage for a potential buyer. So it is important to protect your investment by maintaining the things we forget about.
